I have been asked several times why FSBO? For Sale By Owner does NOT mean we as sellers don't use several different real estate firms / brokers to help us sell our lakefront commercial property located in the heart of Osage Beach, Missouri. The Internet has changed how FSBO real estate is being sold. A option that many overlook that was common years ago is to get a Broker to sign a "open" or "non exclusive" contract with you and have them list you in the National MLS. Actually in using the National MLS, we count on there help in many ways. With "Flat Fee MLS" service we can get our land listed on the same Nation Wide MLS as any Real Estate firm. So in many ways we are acting like the listing broker and saving the commission that the broker would get. By acting as the listing broker we can pass on some of our savings to the buying broker or real estate firm that presents a qualified buyer and actually in some cases pay them 1% more than they would normally make dealing through another Realtor. NO we DO NOT have to do this. We do it as a incentive to get them to work with us and make more money in the process. One added advantage of FSBO is if we find a buyer that is NOT using a agent / broker there is no commission on the sale of our commercial property. In this case the buyer would save money and as the sellers we would make more money. Win Win good situation to be in.

In all fairness yes there is some disadvantages to Flat Fee FSBO. One of the biggest is most of the local broker / real estate firms are not interested in even talking to us in regards to selling our commercial property once they understand we want to sell it FSBO. Another disadvantage is around the country there are thousands of different realty boards, that govern local brokers. In some area's the local boards are fighting the future and don't allow the "Flat Fee MLS". Which basically means that local brokers will NOT see your listing, locally. Yes especially in small towns local realtors have closed their eyes to modern advancements and don't even know individuals can get the same National MLS listing as they do. I get the "good luck, if you don't sell come talk to us". I laugh to myself as they don't understand what I am doing and how they just threw away a chance to make 300k. Thank goodness we have some educated ones that are really EXPERTS at the business of listing and selling Lake of the Ozarks real estate, as the ones listed in the above link.

If you live in a small town and are willing to pay a percent to a Realtor that brings you a valid buyer then working with a local Realtor may be your best option. Negotiate with several to work out your best deal and get a open contract where if YOU sell your own real estate FSBO the broker makes enough to cover his advertising cost an very little extra. If you can find a broker willing to do this then you know for sure you have a good one, as the only way he or she can really make money is if they sell your property. What you as a seller gain in the above situation is you get listed in local and national MLS, your listing broker does his normal advertising for you that can add up to several thousand dollars and other local real estate firms will be working for you as they can still make a commission, plus if you sell then there is no comission.

  • Over 90% of all properties sold in the US are as a result of MLS listing exposure.
  • Being listed in MLS means all the local Realtors can find our commercial property in their MLS database.
  • Buyers can find commercial real estate on thousands of public MLS websites, where they are most likely to be searching investment or development property. As we do our own Search Engine Submission's I know our website has been submitted to at least 6 foreign Countries Search Engines as well as most every major search engine on the internet that has a "Commercial Real Estate" category.
  • MLS listed properties (for sale by owner or not) sell faster and for more money than non-MLS listed "for sale by owner" properties.
For us FSBO MLS Listing is better than listing with a Realtor at the standard 10% commission charged on commercial property!
  • We get the same MLS listing in the same local MLS for a one-time low Flat Fee instead of 10% Commercial Rate.
  • If we sell our commercial real estate without a buyer's agent / broker / real estate firm involved, there is zero commission.
  • More exposure on hundreds of national MLS websites. Many Realtors limit the exposure to public websites to increase their chances of getting the entire 10% commission. We are NOT saying all firms do this only by doing it ourselves gives me peace of mind. I can do more in the way of exposing this web site on the internet in major search engines than most Realtors are capable of, due to their lack of understanding of the internet and how search engines work.
  • We are acting like the listing broker who normally gets 60% of the 10% standard real estate commission on commercial property, the buying broker gets 40%. Thus 6% and 4% of the total sale price is paid to listing and buying brokerage firms respectfully. In some area's of the country a standard 50/50 split is normal.
  • The savings we get from FSBO MLS lets us offer 5% to any real estate broker or firm that brings us a 1 time contract with a qualified buyer. This is 1% more or equal to what they would normally make as the buying broker. 1% on a 6 million dollar sale is 60k, nothing to sneeze at in today's economy!
  • The name of the game is to SELL our property, as quickly and for as much money as we can. We offer the extra 1% commission as a incentive to any Realtor that can help find a buyer for our commercial property located at Osage Beach, Missouri.
  • Last but not least - I have above average understanding of how to use the internet to help sell our commercial real estate. With this in mind FSBO or For Sale By Owner can save the buyer lots of money. Ok we get to save some as well. :)

To REALLY take advantage of the internet as a individual you should have a above average understanding of Search Engines and probably have designed and created your own web site. If you don't have this knowledge we recommend dealing with your local agent / broker / real estate firm.
